Before renting accommodation in Rabat, compare the cost of occupancy, the condition of the fixtures and fittings, and the written terms and conditions. Clarify what is included, the availability of the property, and maintenance requirements, then review the draft lease with a qualified professional before signing.

How can we compare two properties on the same basis?
Define the required number of rooms, the choice between furnished and unfurnished, travel arrangements, and access conditions. Then compare accommodations whose amenities are described in detail.
The asking price isn't enough. Ask if parking, utilities, certain amenities, or maintenance services are included. A difference in rent can reflect different services without necessarily demonstrating that one offer is more advantageous.
Note down the confirmed information and the information that still needs to be obtained to avoid making a decision based on assumptions.
Furnished or unfurnished: what criteria should be considered?
The choice depends on the furniture already available, your schedule, and your living style. A furnished apartment can simplify certain aspects of moving in, but its furnishings must meet your needs.
Request a detailed inventory, the condition of the furniture, and the procedures in place for replacement or repairs. For an empty property, examine storage options, usable dimensions, and any necessary purchases.
Do not infer the terms of duration or termination from the mere mention of "furnished". They must be clarified in the draft contract.
What should be checked during the visit?
- Light, noise, privacy and room layout.
- Functioning of the openings and equipment shown.
- Apparent condition of walls, floors and water features.
- Access, elevator and parking advertised.
- Connection and subscription details to be confirmed with the operators.
- Maintenance of common areas or outdoor spaces.
Report any observed anomalies and request the proposed interventions before entry. For a significant technical issue, call in a specialist. A sales visit does not guarantee a complete assessment of the installations' condition.
What expenses need to be clarified before moving in?
Request a summary of the funds to be raised, their purpose, and the payment terms. Clearly distinguish between rent, utilities, any guarantees, subscriptions, and installation costs.
For a villa, specify any work related to the garden, pool, and equipment. For a residence, ask about included services and the rules for using common areas.
The allocation of expenses must be detailed in the appropriate documents. This guide does not specify any amounts or scales and does not determine the tax obligations of the parties.
What should be specified in the lease and the inventory of fixtures?
Have the property description, the identity of the signatories, the intended use, the amounts, availability, maintenance, and exit conditions reviewed. The revision procedures and guarantees must be explained according to the file.
Prepare a detailed inventory of the condition of the property and its fixtures upon handover of the keys. Discuss with the professional the photographs, observations, and documents to be attached, and ensure their approval by both parties.
This work helps to identify points that need clarification; it does not replace a proper legal examination.
What specific cases should be reported?
If an employer or institution is involved in the rental, specify who will occupy the space, sign for it, and pay for it. An international assignment or an uncertain duration also requires clarification of the proposed terms.
If you plan to work remotely while receiving clients, performing maintenance, or for any other specific use, confirm its compatibility with the property. Do not assume authorization based on verbal agreement from the other party.
The documents required from the candidate and the necessary checks should be specified for the project in question, without unnecessarily collecting personal documents.
