To prepare an appraisal of an apartment in Rabat, gather documented details of its characteristics and arrange a viewing. The analysis should compare the property to similar properties, explaining any differences in condition, floor, layout, and ownership structure, without guaranteeing a sale price.

What information should be provided before the visit?

Provide the address, floor, layout, current occupancy, and planned timeline. Gather any available plans and documents to identify the surface areas and outbuildings.

  • The advertised surface area and the document from which it originates.
  • Terraces, parking, cellar and other spaces to be identified.
  • Equipment and items included in the sale.
  • Work completed, supporting documents available and interventions to be planned.
  • Known charges and information about the building.

Indicate anything that is not yet confirmed. Approximate data should remain presented as such in the analysis.

What does the visit allow us to understand?

The visit allows you to observe the layout, the light, the views, the access points, and the apparent condition. It helps to compare the owner's description with the actual functioning of the property.

Consider the relationship between the rooms: privacy of the bedrooms, circulation, storage, and use of the outdoors. A large surface area can be less practical if the layout leaves little room for the desired uses.

A commercial estimate is not a substitute for a technical diagnosis. If a problem or equipment raises concerns, request a specialist examination before concluding on the necessary work.

How to integrate the building and the co-ownership?

Observe the entrance, the elevator, the common areas, and the parking access conditions. Ask for available information on maintenance and any announced communal works.

A renovated apartment and a building requiring work should be analyzed together. Any expenses and potential constraints need to be documented, without presuming their exact impact on the price.

Also, have the rights attached to the outbuildings and the conditions of use of the common areas confirmed with the competent professionals.

What references should be used to discuss the price?

Look for apartments that are similar in location, type, size, and condition. Floor level, elevator access, outdoor spaces, and occupancy can limit comparability.

For each reference, distinguish between an advertised price, an offer, and a documented transaction. Note the date and source. A withdrawn advertisement does not prove that a sale took place at the listed price.

If verifiable references are lacking, the analysis must indicate this and explain the assumptions made. The precision of the presentation should not mask any uncertainty about the data.

Do any works need to be carried out before the estimate?

First, have the current situation assessed. Present the proposed interventions and request quotes when their cost needs to be discussed.

Decluttering can make viewings easier, but no amount of renovation guarantees that the cost will be recouped in the final price. Compare the constraints of selling as is with those of undertaking a renovation project, according to your timeline.

Work affecting the structure, networks or organization of the property requires appropriate technical opinions and authorizations to be verified.

How to use the valuation to prepare for the sale?

Request a report detailing the observed characteristics, the parts examined, the references, and any elements still to be confirmed. Then discuss the asking price and the terms of sale.

If the project, the condition of the property, or the references change, the assessment may be reviewed. It does not constitute a guarantee of price, timeframe, or number of viewings.

Inheritance, joint ownership, occupancy, or representation must be reported before organizing the sale. These situations require specific checks on the case.
