To prepare for the sale of an apartment in Rabat, gather property information, available floor plans, condominium details, and occupancy conditions. Have the notary confirm the list specific to your situation before submitting the file as complete.

What information about the property needs to be gathered?
Before the first visits, gather verified characteristics of the apartment: layout, surface areas shown in available documents, outbuildings and equipment included in the sale.
The plans, details of completed work, and maintenance information provide a better understanding of the property. Distinguish between what is confirmed and what requires verification.
What documents should be examined by the notary?
The list of required documents depends on the owner's situation and the property. Ask the notary handling the transaction for the documents needed to process your case.
For a registered property, the ANCFCC online service allows you to request a certificate of ownership and to verify the authenticity of the electronic certificate issued.
Also prepare any condominium documents you have and information regarding charges and any planned shared works. Their scope and any necessary additions should be reviewed with the relevant professionals.

How to prepare an accurate presentation
The lighting, room layout, storage, and outdoor spaces deserve a faithful presentation. Highlight any necessary renovations and specify what's included in the sale to allow potential buyers to envision themselves living there.
What should be planned for visits and exchanges?
Define the availability, access procedures and conditions for vacating the accommodation.
Prepare answers to frequently asked questions and gather verified information in a single file. This organization facilitates communication with buyers and professionals involved in the transaction.
What preparation list should be given to the professional?
This list is used to organize the available documents. It is not an exhaustive legal list and does not mean that every document will be required in every situation.
- Identity documents and information about the owners or their representatives, to be transmitted securely.
- Ownership references and deed of acquisition available.
- Plans, documented areas and announced outbuildings.
- Information on occupancy and availability of the accommodation.
- Condominium documents, known charges and announced collective works.
- Supporting documents available regarding the modifications and included equipment.
Ask the notary to complete this list after reviewing the property and the sellers' situation. If a document is missing, note who holds it and the necessary steps to take, without waiting for an offer to report the issue.
What specific cases should be reported from the outset?
Inheritance, joint ownership, representation by power of attorney, outstanding financing, or an occupied property all require careful consideration. Inform the professional handling the sale of these situations before announcing any terms of signing or release.
If the plan and the current layout differ, specify the necessary checks. Similarly, a parking space, cellar, or terrace must be described according to the documents and rights that can be confirmed.
A complete business preparation does not, on its own, allow us to conclude that the file is legally ready to sign.
How to prepare the presentation price?
Once the information is gathered, a site visit allows the file to be compared with the apparent condition and layout of the apartment. The references used to negotiate the price must distinguish between advertisements, offers, and documented transactions.
Surface area alone is not enough: the floor level, access, natural light, renovations, outbuildings, and building maintenance all contribute to a more informed comparison. The valuation must be acknowledged when certain information is still pending.
